What a Home Inspection Covers
|

Mainka Home Inspection Services strives to protect the interest of our clients by performing
the most thorough and accurate home inspection possible. Home inspections cover the
structural, electrical, mechanical, and plumbing systems of the house. We provide our
clients with a personal walk through the property immediately following the inspection. The
written report, including digital photos, will be completed within twenty-four (24) hours of the
inspection.
During the Structural Review the Inspector will:
- Physically get on the roof (when possible)
- Inspect the entire roofing system
- Inspect all roof penetrations
- Inspect the attic checking for water penetration, proper framing, load bearing walls,
down to and including the foundation system.
- In the case of pier and beam foundations, the inspector will crawl below the house to
determine if the un-level seating of the house is typical for an older structure or if
there is something structurally significant in need of repair below the house.
During the Electrical Review the inspector will:
- Inspect the electrical service panel
- Inspect accessible outlets
- Inspect switches, ceiling fans, and light fixtures
During the Mechanical Review the Inspector will:
- Inspect the central air conditioner and heater
- Inspect all built in appliances in the house, including but not limited to, the oven,
microwave, dishwasher, garbage disposal, and garage door opener.
During the Plumbing Review the Inspector will:
- Inspect for proper operation of all sinks, faucets, commodes, bath tubs, showers, and
hot water heaters.
